Prepare and send the Residential Listing Agreement (RLA) and all required state or brokerage forms for signature.

✔️ Seller Disclosure Package

Prepare and send the Transfer Disclosure Statement (TDS), Seller Property Questionnaire (SPQ), and Listing Agent Visual Inspection (AVID) via Glide. Once signed, disclosures are packaged and ready before showings and offers begin.

✔️ Pre-Open Escrow + Title

Request the Natural Hazard Disclosure (NHD), preliminary title report, and property profile from your preferred partners and organize the file.

✔️ MLS Input + Media Upload

Enter your listing into the MLS using your completed intake form. Upload, label, and link all media. Listing goes live only after agent approval.

✔️ Ongoing MLS Updates

Make same-day price changes, status modifications, and any other listing edits.


✔️ Utilities List

Collect utility information from the seller and create an organized and thorough PDF document to provide to the buyer upon closing.

✔️ Signature Tracking + Compliance Upload

Track all signed documents and upload to your broker’s compliance system within 24 hours. Monitor for broker feedback and manage revisions promptly.

✔️ Documents Upload to Your Systems

Upload finalized documents into your preferred storage system (Dropbox, Google Drive, etc.), using your preferred naming conventions and folder structure.

✔️ Contract Compliance Review

Review signed contract, counter offers, and disclosures to confirm accuracy and ensure the file is complete.
Offer drafting is available as an On Demand Service.

✔️ Disclosure Package Coordination

Listing Side: Prepare and send disclosures for seller signature and deliver to the buyer side once finalized.

Buying Side: Receive disclosure package from listing side. Ensure all the required documents are prepared and compliant. Send disclosures for buyer signature.

✔️ Addenda, Reports, and Additional Disclosures

Prepare and send required documents for signature throughout the transaction based on best practices and current compliance standards. All brokerage required forms will be completed.

✔️ Open Escrow + Title Coordination

Listing Side: Open escrow and title. Order the NHD, prelim title, and property profile if needed. Submit relevant information to all parties.

Buying Side: Confirm escrow and title are opened, ensure NHD, prelim, and property profile have been ordered. Submit relevant information to all parties.

Note: Escrow documents and notarizations are handled directly by escrow. The TC manages only documents required by the brokerage as part of their administrative role for the agent.

✔️ Timeline & Due Date Tracking

Track all contingency periods and critical dates with 24/7 portal access provided to task lists, deadlines, documents, and full contact directory.

✔️ Proactive Reminders

Reminders are sent to the agent before each key milestone, typically 3 days in advance. Timing, delivery method, and frequency are customized to the agent’s preferences. Optional: Reminders can also be sent to the buyer or seller at the agent’s request.

✔️ Signature Tracking + Compliance Upload

Track all signed documents and upload to your broker’s compliance system within 24 hours. Monitor for broker feedback and manage revisions promptly.

Same-day preparation of offers, counters, and representation agreements if needed. Drafts must be approved by agent before sending for signatures. Offer will be delivered to agent automatically upon signing via DocuSign unless otherwise agreed.

Prepare and send the Lease Listing Agreement and required disclosures including the Rental Property Owner Intake and Disclosure. Draft the lease agreement for agent review. Once a tenant is confirmed, finalize the lease and send for signatures. All signed documents are checked for compliance and uploaded to the broker’s system within 24 hours. Monitor for broker feedback and manage revisions promptly.

    If this is your first time working with us, we’ll schedule a quick onboarding call to make sure we’re a good fit. Message us for same day calls.

    We know escrows can come together fast and we want to make sure you’re fully supported from the start.

    • Transaction Coordination is due at closing, either through escrow or by direct invoice. There is no fee if the transaction file doesn’t close!

    • Listing Coordination and On Demand Services are invoiced and paid upfront via credit card, Zelle or another approved method.

    • If you’re using multiple services (such as TC & On Demand), separate invoices will be provided as needed.

    • Transaction Coordination: If the deal falls through, there is no charge.

    • Listing Coordination and On Demand Services: These services are paid upfront and non-refundable once work begins.

  • Yes, if it’s within our scope, we’ll build a custom solution that fits your workflow. We’ll send over a clear proposal with pricing and timing. Our goal is to make your day easier, so if there’s something slowing you down, let’s talk!

  • Our regular business hours are Monday through Friday, 8am - 6pm pacific time, excluding holidays. We typically respond quickly via email or text during these hours.

    Requests like addenda and offer drafts submitted before 3pm are usually completed the same business day. Anything received after 3pm will be completed the following business day.

    Transaction and Listing Coordination timelines depend on contract deadlines and workflow. We proactively keep agents updated to ensure everything stays on track.
